Booking and pricing
How much does a house clearance cost in Scotland?
It depends on how much there is to clear, the size and type of property, access (stairs, parking, distance to the van) and how much can be reused or recycled. A single room costs much less than a full house. The quickest way to an accurate price is to send a few photos, and the quote is free with no obligation.
Can I request a quote using photographs?
Yes. Photos of each room, the loft and any outbuildings are usually enough for an accurate quote. Send them through the quote form or on WhatsApp. For very large or complicated jobs we may suggest a short visit or video call.
Do I need to be present during the clearance?
No. Many customers give us access through a neighbour, solicitor, estate agent or key safe, especially when they live far away. If you prefer to be there to point out what stays, that is fine too.
How far in advance should I arrange a clearance?
As early as you can, especially if you are working to a sale, tenancy or estate deadline. Shorter notice is sometimes possible, so ask and we will tell you the earliest date we can offer.
How long does a house clearance take?
A single room may take an hour or two. Most houses are cleared in one or two days, and very full or large properties can take longer. We will give you an estimate with your quote.
Can you work evenings and weekends?
Evening and weekend clearances can be arranged. Tell us what suits you when you ask for a quote.
What we clear
What items can be removed during a house clearance?
Almost everything in a normal home: furniture, beds and mattresses, appliances, kitchen contents, clothes, books, carpets, garden furniture and the contents of lofts, garages and sheds. We cannot take hazardous waste such as asbestos, gas bottles or some chemicals, and will explain how to deal with those.
Do you offer partial house clearances?
Yes. We can clear a single room, a loft, a garage or just a few large items, and leave everything else as it is. See our partial house clearance page.
Can you clear flats with shared stairs?
Yes. Tenement stairs and shared closes are part of everyday work in Scotland. We protect the common areas and leave them as we found them.
Do you clear hoarded or very full properties?
Yes, with patience and without judgement. Where the person still lives there, nothing is removed without their agreement. See our hoarding clearance page.
Will you leave the property clean?
We sweep up once the property is empty, so it is clear and tidy. If you need a professional deep clean for a sale or a new tenant, we can tell you when the property will be ready for the cleaners.
Bereavement and probate
Can you clear a property after a bereavement?
Yes. We take a patient, respectful approach, work at a pace that suits the family, and set aside photographs, papers and personal items. If the property is part of an estate, we can work with the executor or solicitor.
What is the Scottish equivalent of probate?
In Scotland the legal process for dealing with an estate is called confirmation. The executor decides when the contents of a home can be cleared, and a solicitor can advise.
Will you look out for documents and keepsakes?
Yes. We set aside photographs, letters, bank and pension paperwork, jewellery and anything that looks personal or valuable, and return it to you.
Recycling and paperwork
What happens to the items you remove?
We sort as we clear. Good furniture and household goods go to reuse and charity partners where they can be accepted, materials are recycled, and only what cannot be reused or recycled is disposed of through licensed facilities.
Are you a registered waste carrier?
Yes. We are registered with SEPA as a waste carrier, and our registration number is available to customers on request.
Landlords and businesses
Do you work with landlords and letting agents?
Yes. We clear properties between tenancies, work to check-out reports and can collect keys from your office. See our landlord and property clearance page.
Do you clear offices and commercial premises?
Yes, including offices, shops, warehouses and larger commercial buildings, outside working hours if needed.
Areas we cover
Which areas of Scotland do you cover?
We arrange clearances throughout Scotland. Our local pages cover towns from the Scottish Borders and East Lothian through Edinburgh and Fife to Dundee, Angus, Aberdeenshire and Aberdeen. If your town is not listed, ask and we will confirm.
Do you cover rural areas and islands?
Yes, with a little more planning. Rural properties, farms and island homes may need a visit or extra time for travel and ferries, which we will explain in your quote.
